A tribute to NY Yankees “Hall of Famer” and his humble beginnings in Richmond Hill

Phil "The Scooter" Rizzuto

"The Scooter"

Phil Rizzuto was born Fiero Francis Rizzuto on September 16th, 1916 in Brooklyn, and he grew up in Glendale, Queens. Phil's father drove a trolley car and young Phil would hitch a ride every morning to Richmond Hill HS with his dad. "The Scooter" attended Richmond Hill High School and was the Captain of the Richmond Hill High School Baseball Team where he played the shortstop position. Phil became the star of the Richmond Hill H.S. Baseball Team in the 1930's.

Although he was a star for his high school team his first few attempts at the big leagues were ridiculed by some of the managers who didn't feel he had what it took. He tried out for the Dodgers in 1937, but was rejected by the manager, who told Phil he would earn a better living as a shoe-shine boy than as a ballplayer. This didn't stop Phil from making several more attempts to "break into the game". He also tried out with the New York Giants, Boston Red Sox, and St. Louis Cardinals, but the consensus was that Rizzuto, at 5'6", was too small to play major-league ball. After a few more years of persistence, Phil broke in with the Yankees on April 14th, 1941 (goes to show that persistence pays off!!),

He was primarily a singles hitter, with a career batting average of .273, which dropped 27 points in his 52 World Series games. He was an excellent bunter, a superb defensive shortstop. Phil played in nine World Series, with the Yankees winning seven of them.

Phil's last game for the Yankees (and as a professional ballplayer for that matter) was played on August 16th, 1956. He became eligible for the Baseball Hall of Fame in 1961, and was inducted in 1994.

Phil stepped into the broadcasters' booth, where he covered most of the Yankees games for the next 40 years. I'll never forget Phil's catch phrase was "Holy cow!" His Yankees jersey, #10, was retired in 1985. The New York Daily News named him the Yankees' all-time best shortstop in 2003. He passed on to a better place 5 weeks ago on August 13th, 2007.

Various criteria in the ranking are rated from a 1 to a 4, with 1 being the best. Any ranking between a 2 and a 4 is considered a "deficiency," which in most cases for Queens places means that a site has ranked a 2 in a category, as opposed to a 1. "Legendary Comics” lived in Richmond Hill, Queens N.Y. during the 1920's

The Marx Brothers were born in New York City during the late 1880's thru early 1900's.

The brothers finally began to gain popularity with their Broadway show performances after many years of struggling in New York City and traveling in Vaudeville. During this time in the early 1920's, The Marx Brtothers and family lived at this home located (just a few blocks from my office) at 87-48 134th Street in Richmond Hill Queens. The house now bears a plaque donated by the Native New Yorkers' Historical Association. This house is also featured during the Richmond Hill Walking Tour sponsored by the Richmond Hill Historical Society.

They were known for the following comic film classics:

The History of Woodhaven

Woodhaven was once known as Woodville, and is now home to a wealthy mix of middle to upper-class residents, mostly a middle-income neighborhood. Woodhaven began in the mid-1700s as a small town that revolved around farming. The first European settlements here were by the Suydam, Wyckoff, Ditmar, Lott, and the Snediker families (which is where the original names of these streets come from). Woodhaven is loacted between Forest Park and Richmond Hill and is one of the most diverse communities in Queens. One of the greatest battles from the American Revolutionary War took place in Woodhaven, near present-day Forest Park (which is now a Golf Course that I love to play in). Woodhaven also has one of the biggest tree populations in the borough.

A Connecticut Yankee, John R. Pitkin, developed the eastern area as a workers' village and named it Woodville in 1835. In 1853, he launched a newspaper, and the few of the locals voted to change the name of the village to Woodhaven.

Since 1894, Woodhaven's local newspaper has been the Leader-Observer. Majority of homes in Woodhaven as stated are one- two-family homes. Technically, it is a mixed neighborhood of single family homes (detached or in rows). Many have claimed that because of Woodhaven's rich history, sometimes it can remind one of a haunted place with hills going up and then along many areas of the neighborhood. One of the oldest homes in Woodhaven is located at 87-20 88th St.

Today, Woodhaven is a densely populated residential area with a mixed population, consisting mainly of Latinos, Guyanese, West Indians and Eastern-European immigrants.

Woodhaven is home to a large number of shared cultures and this demonstrates the broad range of ethnicities present in the most diverse county in the United States - Queens County, NY.

The History of Queens County

Originally, Queens County included the adjacent area now called Nassau County. It was one of twelve original counties created in 1683 for New York State. The borough of Queens was originally named after Catherine of Braganza, wife of King Charles II of England.

Queens played a role in the American Revolution, and fell under British occupation after the Battle of Long Island in August, 1776 and remained occupied for most of the war. Under the Quartering Act, British soldiers used the private homes of Queens residents as refuge during the war, against the will of the local residents. The quartering of soldiers in private homes was banned by the 3rd Amendment to the US Constitution largely because of this.

The colony turned to English ways when Long Island, Westchester and Staten Island were formed into the county of Yorkshire. But Yorkshire passed out of existence in 1683 when the entire province was divided into counties. Long Island contained three of the original counties: Queens including the present Nassau, Kings and Suffolk.

The American Revolution, 1776-1783, disrupted the lives of every villager and farmer, often dividing neighbors against neighbors. Except in Newtown, the majority strongly favored the British, whose army defeated the American forces under George Washington at the Battle of Long Island on August 27, 1776. The British ravaged the countryside, destroyed the forest for firewood, stole livestock, controlled all movement over roads, and seized all public buildings including the Old Quaker Meeting House which was used as a prison, a hospital and a storehouse. This defeat made the island, especially the area of present-day Queens, an excellent, almost completely secure, base for quartering British troops.

After Washington's defeat Queens endured a seven-year occupation, leaving behind a ravaged countryside and long memories of personal hardship. At the end of the occupation, many pro-British Queens residents fled, fearing retribution for having collaborated with the enemy. From the withdrawal of the English in November, 1783, until the 1830s, Queens continued as an essentially Long Island area of farms and villages.

In the opening decades of the nineteenth century, New York City had begun to grow at the extraordinary pace. Decade after decade, continuing into the middle of the twentieth century, Queens began to see an ever-increasing flood of new settlers.

The great waves of Irish and German immigration that swept into nearly all the East Coast cities during the mid-nineteenth century reached Queens as well. The Irish, displaced by the potato famine, settled in Astoria. Germans entered Queens via Metropolitan and Myrtle Avenues.

On the eve of the Civil War, Queens had a population of 30,429. The Civil War only briefly interrupted this process of growth. Elsewhere in Queens, growth was more spotty. Some large farms in Bayside were converted to building lots in 1872.

The development of this decade was the action of the New York State legislature. By this enactment, the state consolidated Manhattan, Brooklyn, Staten Island, the Bronx, and the present-day area of Queens into a single city of five boroughs, as of January 1, 1898.

By 1910, Queens numbered 284,041 people. From 1915 onward, much of northern and southwestern Queens came within reach of the New York City subway system. In southern Queens, the Brooklyn Rapid Transit Company built an elevated line along Liberty Avenue through Ozone Park and Woodhaven to Richmond Hill in 1915 and along Jamaica Avenue from the Brooklyn border through Woodhaven and Richmond Hill to Jamaica during 1917-1918. This began soon after World War I ended in November, 1918.

During the 1920s, Queens rocketed from 469,042 to 1,079,129. The World's Fair of 1939-1940 put our borough on the national map for the first time. The 1964-65 World's Fair returned to Flushing Meadows bigger and better. It featured 140 pavilions on 646 acres and can best be remembered as a showcase of the dynamic technological and scientific changes that took place between the 1930s and 1960s.

The most important and visible changes in the long history of Queens have been the ethnic transition of the 1970s and 80s.

The borough of Queens is the most ethnically diverse county in the United States. As of the 2005 American Community Survey, immigrants comprise 47.6% of its residents. With a population of 2.2 million it is the second most populous borough in New York City (behind Brooklyn) The 2.2 million figure is the highest historical population for the borough.

The Queens Center Mall

The Queens Center Mall is the largest shopping center in Queens, New York.

Queens Center has been ranked as the mall where the most money is spent per square foot in the U.S. A major renovation and expansion in 2004 added more indoor parking and more retail space, as well as atriums that bring sunlight into its four levels.

The mall's west side (Macy's) and east side (JCPenney) do not connect in the basement concourse, nor on the first floor (street level), where the two sides are separated by 92nd Street.

Vincent, How do I read the inspection report?

There are many styles of reports used by property inspectors, including the checklist, computer generated using inspection programs, and the narrative style.

Some reports are delivered on site and some may take as long as 4 - 6 days for delivery. All reporting systems have pros and cons.

The most important issue with an inspection report is the descriptions given for each item or component. A report that indicates the condition as "Good", "Fair" or "Poor" without a detailed explanation is vague and can be easily misinterpreted. An example of a vague condition would be:

Kitchen Sink: Condition - Good, Fair, or Poor.

None of these descriptions gives the homeowner an idea what is wrong. Does the sink have a cosmetic problem? Does the home have a plumbing problem? A good report should supply you with descriptive information on the condition of the site and home. An example of a descriptive condition is:

Kitchen sink: Condition - Minor wear, heavy wear, damaged, rust stains, or chips in enamel finish. Recommend sealing sink at counter top.

As you can see, this narrative description includes a recommendation for repair. Narrative reports without recommendations for repairing deficient items may be difficult to comprehend, should your knowledge of construction be limited.

Take the time and become familiar with your report. I the report has a legend, key, symbols or icons, read and understand them thoroughly. The more information provided about the site and home, the easier to understand the overall condition.

At the end of the inspection your inspector may provide a summary with a question and answer period. Use this opportunity to ask questions regarding terms or conditions that you may not be familiar with. A good inspector should be able to explain the answers to your questions. If for some reason a question cannot be answered at the time of the inspection, the inspector should research the question and obtain the answer for you. For instance, if the inspector's report states that the concrete foundation has common cracks, be sure to ask, "Why are they common?" The answer you should receive will be along these lines: common cracks are usually due to normal concrete curing and or shrinkage. The inspector's knowledge and experience is how the size and characteristics of the cracking is determined.

We recommend that you accompany your inspector through the entire inspection if possible. This helps you to understand the condition of the home and the details of the report.

Read the report completely and understand the condition of the home you are about to purchase. After all, it is most likely one of the largest investments you will ever make.

Vincent, I may not have enough for the Down Payment... What should I do?

Perhaps you should reconsider the home and choose from some other properties which would fit your budget (this home will be your stepping stone towards the house of your dreams).

The amount you have available for a down payment will affect what types of loans for which you can qualify. Down payments typically range from 3 to 20 percent of the sales price for the property.

Here are some tips for Accumulating a Down Payment:

  • Save- Look for ways to reduce your monthly expenses to save toward a downpayment. You could enroll for an automatic savings plan at your bank to have a portion of your payroll automatically transferred into savings. Most people save a few years for their down payment.
  • Borrow the down payment from your retirement plan- Check the provisions of your retirement plan. You can borrow funds from a 401(k) plan for a downpayment or make a withdrawal from an Individual Retirement Account. Be sure you understand the tax consequences, repayment terms and/or possible early withdrawal penalties.
  • Move- You may be able to save additional funds if you can move into less expensive housing.
  • Reduce other higher interest rate debt-Paying off credit cards will initially reduce your savings, but the money you will save from higher interest rates will pay-off in the long run.
  • Make a deal with the seller- In some circumstances, it is appropriate to ask the seller to carry a second-mortgage to cover your down payment. Typically, you will pay a slightly higher rate for this second mortgage.
  • Sell some investments
  • Get a second job and save your earnings
  • Skip a year's vacation
  • Gift from Family- Parents and other family members are often anxious to help children buy their first home and may have the means to give you a gift of money for a portion or all of your down payment.

Documenting that the down payment comes from your savings and that you will have savings and/or assets over and above the down payment gives the lender confidence in your strength as a borrower and your ability to repay the loan.

Take extra care to document the sources for any monies to be used for the down payment or closing costs.

The next obvious step would be to... buy it.

It is standard practice to make a purchase offer contingent upon obtaining a mortgage. Because of this contingency, the seller will want the details of your financing plan included in the offer.

Down Payment
In the purchase offer, we will include the down payment amount you will apply toward the purchase. This will give the seller further evidence of your qualifications to secure a mortgage.

Interest Rate
Within the purchase offer, we will provide a safeguard against any dramatic change in interest rates between when the offer is made and when the loan is closed. The offer will not only be contingent upon qualifying for a mortgage, it will also be contingent upon an interest rate within a certain range.

Seller Assistance
If the house you select is at the top-end of your budget range, we may want to include a request for seller assistance to pay a portion of the closing costs traditionally paid by the buyer or to help "buy-down" your interest rate. Experienced home buyers know that one of the first-steps in beginning a successful search for a new house is taking a hard, objective look at finances. Determining how much money you can dedicate to the purchase of your new house affects almost every aspect of buying a new home - including how we write the offer, which mortgage programs you will qualify for, shopping for the best mortgage loan and which homes are truly in your price range.

Here are the questions that each home buyer should ask:

  • How much cash is available for a down payment? The amount you have available for a down payment will affect what types of loans for which you can qualify.
  • Am I ready to write a check for the earnest money? Earnest money is a cash deposit made to a home seller to secure an offer to buy the property. This amount is often forfeited if the buyer decides to withdraw his offer.
  • How much additional cash will be available to pay for closing costs? There are certain standard costs associated with closing the sale of a house. These fees are split between the buyer and the seller, as spelled out in the sales contract.
  • What is the maximum monthly mortgage payment that I can afford? Most lenders will use the 28/36 rule to determine the maximum mortgage payment you can afford.

The 28/36 Rule
No more than 28% of your gross income can be applied to your mortgage, real estate taxes and insurance. And no more than 36% of your gross income can be applied to your mortgage expenses plus your regular debt expenses (car payments, credit cards, other loans, etc.).

Vincent, Can my home be tested for mold?

ABSOLUTELY!!! 

The first thing to understand about mold is that there is a little mold everywhere - indoors and outdoors. It's in the air and can be found on plants, foods, dry leaves, and other organic materials.

It's very common to find molds in homes and buildings. After all, molds grow naturally indoors. And mold spores enter the home through doorways, windows, and heating and air conditioning systems. Spores also enter the home on animals, clothing, shoes, bags and people.

When mold spores drop where there is excessive moisture in your home, they will grow. Common problem sites include humidifiers, leaky roofs and pipes, overflowing sinks, bath tubs and plant pots, steam from cooking, wet clothes drying indoors, dryers exhausting indoors, or where there has been flooding.

An indoor air sample can be taken as well as an outdoor sample to determine whether the number of spores inside your home is significantly higher. If the indoor level is higher, it could mean that mold is growing inside your home. Reliable air sampling can be expensive, time consuming, and requires special equipment and a qualified technician. If you can see or smell mold, then you should take steps to clean-up the mold. Mold growth is likely to continue unless the source of moisture is removed and the contamination is cleaned-up.

Everyone is exposed to some amount of mold on a daily basis, most without any apparent reaction. Generally mold spores can cause problems when they are present in large numbers and a person inhales large quantities of them. This occurs primarily when there is active mold growth.

If indoor mold is extensive, those in your home can be exposed to very high and persistent airborne mold spores. It is possible to become sensitized to these mold spores and develop allergies or other health concerns, even if one is not normally sensitive to mold.

Left unchecked, mold growth can cause structural damage to your home as well as permanent damage to furnishings and carpet.
