An Inviting Backyard will net you more $$$

You only get one chance to make a first impression. When buyers are looking at your home, they will usually know almost instantly whether they like it or not.  Make sure that by the time they get to looking at the back yard, you keep that great first impression going.  Especially during summer months, when buyers will be thinking about barbeques and children playing, the back yard can make an important impression.

If you have a pool or hot tub make sure you keep it looking clean and neat.  If your lawn is looking a little bit weak, some fertilizer and watering will bring back the deep green color.  Be sure you mow and edge your lawn frequently until your home is sold.  Cut back overgrown shrubs to show more of the exterior of your home.  It will look more tidy and also makes the yard look bigger.  Fences should be in good repair, and you should consider painting them.  Make sure all latches and hinges are in good working order.  If you have a dog, be extra vigilant to keep the "evidence" to a minimum.  You can plant a few annuals to add some instant color that looks great.  If you have a patio, make sure the furniture is clean and strategically placed.  Consider adding some potted plants.

In short, do everything you can to make your back yard look as inviting and large as possible.  It could mean the difference between an excited buyer and one with nagging doubts!

Spring Cleaning Checklist

A key to protecting the investment you've made in your home is by following a regular maintenance schedule. By performing preventative maintenance on an on-going basis, you'll avoid many of the big ticket repair items that can lower the value of your home.

Here are helpful checklists for monthly and spring maintenance.

Inside Your Home

  • Test your smoke alarm and carbon monoxide detector.
  • Check the filters on your heating and cooling systems.  Be sure to clean and change according to the manufacturer's schedule.
  • If you have a humidifier or an electronic air filter, check these as well.
  • Check faucets for drips.
  • Check plumbing for leaks.
  • Check furnace air filters each month during the heating season.  Clean or replace as necessary.
  • Inspect fireplace, wood stove and chimneys.  Have each clean and serviced as needed.
  • When spring begins, shut down and clean furnace humidifier.  Close the furnace humidifier damper on units with central air conditioning.
  • Check air conditioning system and clean or replace air filters.  Have system serviced as need (recommend every 2 to 3 years).
  • Check and clean dehumidifier as necessary.
  • Where possible, turn off furnace and fireplace pilot lights.
  • Deep clean carpets and rugs.
  • Vacuum air duct grills and bathroom fan grill.
  • Inspect your dryer's lint duct.  Disconnect it from the dryer and vacuum out lint from the duct and areas surrounding your dryer.

In the Basement

  • Ensure sump pump is operating properly.  Check to be sure discharge pipe is connected and allows water to drain away from the foundation.
  • Check pipes for condensation or dripping.
  • Check the basement floor trap to be sure it contains water.  Refill as necessary.

Outside Your Home

  • Examine foundation walls for cracks, leaks or signs of moisture.  Repair as required.
  • Check paint on outside walls and fence.  Repair and paint as necessary.
  • Check level of any exterior steps or decks which may have moved due to frost or settling.  Re-level as necessary.
  • Check and clean out gutters and downspouts.
  • Repair loose joints and ensure secure attachment to your home.
  • Clear any obstructions and make sure water flows away from your foundation.
  • Remove any debris from drainage ditches and culverts.
  • Prune and fertilize landscaping as necessary.
  • Make a visual inspection of your roof (or hire a professional to do so).  Note the general condition.  Sagging could be a sign of structural damage and should be checked by a professional.  Inspect all roof flashings, checking for signs of cracking or leakage.  Replace broken or damaged shingles as needed.
  • Inspect windows and doorways.  Replace damaged caulking and weather stripping.
  • Check for and seal holes that could be an entry point for pests and rodents.

I can't stress how important the following step is.

  • Have a thorough termite inspection if you don't currently have a termite service.  Follow up on any treatment and repair recommendations.

Remember, termites swarm the first day the tempertaure hits between 75-80 degrees. So have your termite inspector come in and do this crucial spring time pre-clean up. It will save you money in the long run.

Spring is here... time to work on your home's curb appeal!

The experts all agree that curb appeal is one of the most important things to consider when selling your home. It's the appearance from the street that will very often determine whether potential buyers come in to see the inside, or never get out of their cars.

Flowers are one of the easiest and least expensive ways to make the front of your house look inviting and instantly increase the curb appeal of your home. Without any real landscaping at all, flowers can transform a rather drab looking front yard into one that looks colorful and lush. Especially during spring and summer, you should take advantage of the season by planting pots and flower boxes.

You should choose colorful flowers that will be in bloom during the time you're selling your home. Planting the flowers in planter boxes and pots is easier than planting them in the ground and lets you more easily place them where they can have the most visual impact. You don't need to have a green thumb, or spend a lot of money to get great results either. Visit your local home improvement center or nursery and they will be happy to advise you of the best flowers and plants for your purpose. You can put together several very nice planter boxes and pots of flowers for well under $100. And it's easy!

One of the nice things about using flowers in this way is that you'll see the results immediately. And so will buyers visiting your home!

So give me a call and I'll SPRING INTO ACTION!

Want to GUARANTEE your child's college education?

If you've turned on the radio or TV recently, you've heard about the rising costs of college tuition and room and board expenses.  Even with financial aid available to today's college-bound students, cash-strapped families are looking for options.  Some are choosing to refinance their mortgages, while others are opting to buy second homes.

Yes, you read that right.  Families are saving money by buying second homes for their college kids.  While it may seem ludicrous at first, let's take at look at some of the benefits of buying a second home for your college student:

  • Monthly mortgage payments may be less expensive than college room and board expenses.
  • Many lenders have loan programs that provide the most benefit in the first 4-5 years of ownership - just in time for your kids to graduate.
  • Interest on a second home is tax deductible.
  • Owning a second home gives you an opportunity to build more equity and increase your net worth.
  • Additional space or rooms can be rented for additional income.

More and more families are buying second homes to relieve themselves of the increasing financial burden of sending their kids to college, and so can you.  Give me a call at (646) 294-2561 today!  You and your wallet will feel much better.

Treating Termites

If you do find yourself dealing with infestation, virtually all experts advise calling a pest management professional to help identify the termites, determine the extent of infestation, and recommend a prompt, effective control program.

Currently, there are three types of treatments available for use by the professional: soil treatments, wood treatments and baits.

Soil treatments are liquid termiticides diluted with water to ensure adequate coverage in the soil. Injection of this system in the soil creates a treated area that repels or reduces the population of termites and covers the structure with a long-term protection. This is the most commonly used system and may be used in combination with baits and/or wood treatment.

Terminix soil bait

Wood treatments involve treating infested wood or potentially infested wood with liquids such as a traditional treatment. This treatment type protects the wood from infestation and reduces or eliminates the infestation in the wood at the time of the treatment.

Baits are relatively new and involve installing bait stations in the ground. Termites then eat the bait and carry the active ingredient throughout the colony or area, thus reducing foraging, which in turn reduces the colony population. Baits are popular since there is no interior drilling, and they are less bother for the homeowner.

Your home is one of the largest investments you'll ever make. Don't let it fall victim to termites! I can recommend a pest management professional in your area... or try Terminix.

Spring Time is Termite Swarm Season!

The sunny, mild weather with a few rainstorms mixed in bring hordes of wood-devouring termites out into the open to swarm - mate - and, eventually, inhabit your home.

Pest control industry estimates claim that the damage termites cause now tops $5 billion each year! From now through May, termites will be at their worst as termite swarm season descends on the United States.

Recognizing termites is tricky, since they are often difficult to distinguish from flying ants. Termites have relatively straight, beadlike antennae, while ants have elbowed antennae. Termites have two pair of wings (front and back) that are of almost equal length. Ants also have two pair of wings but the fore wings are much larger than the hind wings. The abdomen of the termite is broadly joined to the thorax while the abdomen and thorax of the ant are joined by a narrow waist.

Subterranean termites are by far the most destructive species. They can collapse a building entirely, meaning possible financial ruin for a homeowner. The hard, saw-toothed jaws of termites work like shears and are able to bite off extremely small fragments of wood, one piece at a time.

Here's are a few pics of actual termites and termite colonies.

Termite

Here are several tips to avoid termite infestation:

  • Since termites are attracted to moisture, avoid moisture accumulation near your home's foundation.
  • Divert water away with properly functioning downspouts, gutters and splash blocks.
  • Reduce humidity in crawl spaces with proper ventilation.
  • Prevent shrubs, vines and other vegetation from growing over and covering vents.
  • Before and during construction, never bury wood scraps or waste lumber in the backfill, especially near the building.
  • Be sure to remove old form boards, grade stakes, etc., left in place after the building was constructed.
  • Remove old tree stumps and roots around and beneath the building.
  • Most importantly, eliminate any wood contact with the soil. An 18-inch gap between the soil and wood portions of the building is ideal.

Make maney off your clutter on...

CraigslistMake money off your clutter on Craigslist!

Looking for a way to de-clutter the basement/attic and make money at the same time? Why not hold an online garage sale? Careful planning and creativity can turn your mountain of junk into a fistful of cash.

First, while you don't need a garage to have a garage sale, you do need some stuff to sell. Take pictures of all the stuff you want to sell and advertise it on Craigslist.com

One man's trash may be another man's treasure, but don't try to sell actual trash, either. Make sure appliances and gadgets actually work, wash any clothing you intend to sell and make sure other items are clean and in good condition. Here's a list of popular sellers:

  • appliances
  • books
  • costume jewelry
  • sports equipment
  • children's toys
  • flatware
  • baby equipment
  • CDs, DVDs
  • patio equipment
  • garden tools
  • kitchen utensils/gadgets
  • clothing, especially children's

Now that you've decided just what you're going to sell, the following tips will help make your online "garage sale" a success:

  • Take pictures of each and every item or items that you intend to "package".
  • Don't overprice any of the items or they'll end up back in your garage, basement, or attic
  • Be prepared to haggle with customers.

After seven days if you still have anything left over then reduce the price and repost on Craigslist.

Craigslist has clearly established itself as one of the leading online brands and the dominant presence in the US online classifieds market. Give it try!
