I'm Not Sure If I have Enough For A Down Payment - What Should I Do?

Perhaps you should reconsider the home and choose from some other properties which would fit your budget (this home will be your stepping stone towards the house of your dreams).

The amount you have available for a down payment will affect what types of loans for which you can qualify. Down payments typically range from 3 to 20 percent of the sales price for the property.

Here are some tips for Accumulating a Down Payment:

  • Save- Look for ways to reduce your monthly expenses to save toward a downpayment. You could enroll for an automatic savings plan at your bank to have a portion of your payroll automatically transferred into savings. Most people save a few years for their down payment.
  • Borrow the down payment from your retirement plan- Check the provisions of your retirement plan. You can borrow funds from a 401(k) plan for a downpayment or make a withdrawal from an Individual Retirement Account. Be sure you understand the tax consequences, repayment terms and/or possible early withdrawal penalties.
  • Move- You may be able to save additional funds if you can move into less expensive housing.
  • Reduce other higher interest rate debt-Paying off credit cards will initially reduce your savings, but the money you will save from higher interest rates will pay-off in the long run.
  • Make a deal with the seller- In some circumstances, it is appropriate to ask the seller to carry a second-mortgage to cover your down payment. Typically, you will pay a slightly higher rate for this second mortgage.
  • Sell some investments
  • Get a second job and save your earnings
  • Skip a year's vacation
  • Gift from Family- Parents and other family members are often anxious to help children buy their first home and may have the means to give you a gift of money for a portion or all of your down payment.

Documenting that the down payment comes from your savings and that you will have savings and/or assets over and above the down payment gives the lender confidence in your strength as a borrower and your ability to repay the loan.

Take extra care to document the sources for any monies to be used for the down payment or closing costs.

  • Cash in a bank account
  • Mutual funds / stocks / IRA / 401K
  • Proceeds from the sale of another property
  • Gift from an immediate relative

Have You Tested Your Home For Mold Yet? - Quick Tips

The first thing to understand about mold is that there is a little mold everywhere - indoors and outdoors. It's in the air and can be found on plants, foods, dry leaves, and other organic materials.

It's very common to find molds in homes and buildings. After all, molds grow naturally indoors. And mold spores enter the home through doorways, windows, and heating and air conditioning systems. Spores also enter the home on animals, clothing, shoes, bags and people.

When mold spores drop where there is excessive moisture in your home, they will grow. Common problem sites include humidifiers, leaky roofs and pipes, overflowing sinks, bath tubs and plant pots, steam from cooking, wet clothes drying indoors, dryers exhausting indoors, or where there has been flooding.

An indoor air sample can be taken as well as an outdoor sample to determine whether the number of spores inside your home is significantly higher. If the indoor level is higher, it could mean that mold is growing inside your home. Reliable air sampling can be expensive, time consuming, and requires special equipment and a qualified technician. If you can see or smell mold, then you should take steps to clean-up the mold. Mold growth is likely to continue unless the source of moisture is removed and the contamination is cleaned-up.

Everyone is exposed to some amount of mold on a daily basis, most without any apparent reaction. Generally mold spores can cause problems when they are present in large numbers and a person inhales large quantities of them. This occurs primarily when there is active mold growth.

If indoor mold is extensive, those in your home can be exposed to very high and persistent airborne mold spores. It is possible to become sensitized to these mold spores and develop allergies or other health concerns, even if one is not normally sensitive to mold.

Left unchecked, mold growth can cause structural damage to your home as well as permanent damage to furnishings and carpet.

Home Ownership + Tax Deductions = FAT Tax Return

If you've purchased, sold or refinanced your home in the past year, tax season is the best time to reap the benefits of being a homeowner! Take advantage of some of these tax breaks today and you could enjoy a bigger return EVERY April!

Mortgage Interest- For most homeowners, the bulk of your mortgage payment is going towards interest - and that's a big tax break for you! The mortgage interest on your primary residence is fully tax deductible, unless, of course your loan is more than $1 million.

You can also deduct late payment charges as home mortgage interest as long as the payment was not late due to a specific service received in connection with your home loan. Also, if you pay off your mortgage early and incur a prepayment penalty, you can deduct that penalty as home mortgage interest (subject to the same requirements for late payments).

Property Taxes- Your property taxes - the annual taxes based on the assessed value of your property - can also be deducted. Your mortgage interest statement may list the amount of real estate taxes you paid if your taxes and homeowners' insurance went into an escrow account when you closed on your mortgage. You can also review your cancelled checks to determine your total real estate tax deduction.

Loan Points- Any points you paid to get a better rate on a home loan, are tax deductible in the year you made the purchase as long as:

  • The loan is secured by your primary residence and it was used to buy, improve or build the home.
  • Paying points is an established business practice in your area;
  • The points are computed as a percentage of the loan principal;
  • The points are clearly defined on the buyer's settlement statement; and
  • You put cash into your home purchase in an amount at least equal to the points you were charged.

 

Loan Points on a Refi- The points you paid on a refinanced loan may also be tax deductible, however in most cases, the points must be deducted over the life of the new loan. So if you paid $2,000 in points to refinance a 30-year mortgage, you can deduct $5.56 per monthly payment, or a total of $66.72 if you made 12 payments in one year on the new loan.

Interest on a Home Equity Loan- The interest on a home equity loan may be tax deductible up to $100,000. However, if your home equity loan, when combined with your first mortgage amount, increases the debt on your home to an amount more than the property's actual value, you'll face deductibility limits. In these cases, the IRS allows you to deduct the smaller of interest on a $100,000 loan or your home's value less the amount of your existing mortgage.

How Can YOU The Seller Leverage The MLS (Multiple Listing Service)?

The MLS is a database of properties currently on the market in the area.  Brokers participating in the MLS (which includes virtually all Brokers in the area) list all the homes they have for sale and agree to share in the sales commission of the properties.  This means that if I list your property on the MLS for you, but another agent finds a buyer for your house, that other broker or agent is entitled to part of the commission. 

The big advantage to you, as the seller, is that every single broker and agent participating in the MLS has an incentive to sell your home.  This effectively puts every agent in the area to work selling your home!  The first place a buyers agent looks is always the MLS.  There is simply no better way to gain instant and widespread exposure for your home than listing it on the MLS.

So, the first thing I'll do as your agent is get your home listed on the MLS!  When another agent is searching for a home to meet the needs of a buyer, the agent will search the MLS based on the buyers criteria for price range and features.  So I'll enter all the important information about your home, such as the size, number of bedrooms and bathrooms, and any special features. 

I'll also take photos of your house and include them with your MLS listing.  Agents and buyers alike are always more likely to look at listings with photos.

A Quick Explanation As To Why Your Bank / Lender Would Modify Your Home Loan

When your bank has a loan in foreclosure it is a bad debt and your bank is mandated to keep an equal or greater figure of money in its treasury. This affects them because now they have a total of the bad debt x 2 (that's twice as much) that they won't be able to lend out. What's worse is they can't charge other people interest on that money.

When your bank modifies your loan, it's not considered a bad debt any longer and they can remove the same total from their treasury. They can lend that cash and charge interest on it. It also changes their fiscal reports for their shareholders.

The lesser the sum of bad debt they have on their fiscal reports, the more expensive their stock will be.

  1. Forbearance- Your mortgage company may be able to arrange a repayment plan, to repay your debt over an extended amount of time, based on your financial situation. (I'll help to see if you qualify).
  2. Loan Modification- You may be able to modify the terms of your mortgage loan by lowering the rate, extending the term, or capitalizing the interest. This may help you catch up, and sometimes reduce your monthly payments to a more affordable level. (I'll help to see if you qualify).

New Bill Passes The Senante - Tax Break Increased - Doesn't Need To Be Repaid!!

You may or may not be aware that there is currently a $7,500 tax credit for anyone who has purchased a new home in the past year in a half or so. However a new bill just passed the senate that would make things twice as sweet for any homebuyer who purchases any home (applies ONLY to a principal residence). Purchases must be made within one year of the legislation's enactment anf the amendment would allow taxpayers to claim the credit on their 2008 income tax return.

And here's the best part - The tax credit would not have to be repaid!

The new amount of the tax credit would be $15,000 or 10 percent of the purchase price, whichever is less.

This has passed the Senate, but the entire bill does need to go back to the House, and be signed by the President. There's still a possibilty that there will be some changes or not pass at all. But we're definitely headed in the right directiony and this is something that would help the housing crisis immensely. Keep your eyes and ears open - Ask your tax consultant about this if you've recently purchased (or are in the process of purchasing) a home.

Buying A Fixer Upper? Things You Need To Factor Into The Equation

"Buyer Beware" is never more appropriate than when considering the purchase of a fixer-upper.You really need to know exactly what you're getting into before buying.

It's commonly believed that fixer-upper properties represent easy money that is ripe for the taking - that you can buy it, do a little work on it in your spare time, and then resell quickly for a large profit.  Usually, this simply isn't the case. Although, with proper planning and foresight, good profits can be made by buying "distressed" properties at less than market value, making appropriate improvements and repairs, and then reselling.  And for many first time buyers who intend to live in the house while working on it, buying a fixer-upper can be the very best option. It's less risky buying a fixer-upper when you can live in the house while fixing it. And of course, by living in the house for at least 24 months you should be able to avoid paying regular income taxes on the profits.

The most important thing to know before making a decision on such a purchase is what needs to be fixed. Any time you are spending money on improving a home with the notion of selling it later, strive to spend your money on things that buyers can easily see. Things like new paint and removing trash from the property cost little but have instant impact on curb appeal.

Houses that have only cosmetic problems like peeling paint, a trashy yard, bad carpet or wallpaper are the best bet. This is especially true for the first time buyer looking to live in the house for a while before reselling. Fixing and cleaning cosmetic issues is fairly easy and inexpensive. It virtually always gives gives a good return on investment, particularly when you can do the work yourself. Kitchen and bathroom remodeling usually pays a nice return. Don't be afraid of buying a fixer-upper in need of this kind of repair. Properties with structural damage, or a floor plan that requires major work to remedy, usually can't be "fixed up" at a profit. 

Always have an inspection for hidden damage performed by a home inspector or construction professional before buying a fixer-upper. Make sure that satisfactory completion of such inspections are a condition of purchase in any contract you sign. Then be sure to negotiate to try and get the seller to pay for all or part of the cost of needed repairs uncovered by the inspection. Often, sellers will be willing to lower the sales price to sell the home "as is" instead of paying for the repairs.

Be careful that you don't over pay. Especially if you plan to resell quickly, paying too much up front can doom your plans for quick profit. Research the market for reselling and have an exit plan for selling the house in place before making an offer.
